Start with the rent you can stand behind

Each month, Propmo asks a simple yes-or-no question: did the rent arrive? From the tenancy terms and the payments you confirm, it derives a period-by-period ledger of rent expected and rent confirmed. That ledger is computed when you view it, not stored as a second record that can drift. If you answer no, it opens a nonpayment issue; if nobody has answered yet, it stays an unanswered check-in — not an accusation that a tenant has not paid.

Forward the mail that matters

Your account has its own forwarding address — like L001@your intake domain — for the inbox work you do not want scattered across your personal mail. Incoming Interac e-Transfer notices, outgoing payments, bills and ordinary correspondence are sorted into their honest categories. A bill can suggest an expense and match itself to a property when the details support it. The original email is retained as evidence, including when later parsing cannot make sense of it.

Keep the right conversation with the right tenancy

Tenant interactions live on one attributed timeline per tenancy, so a repair request, payment question or follow-up has a home beside that relationship. When the app cannot safely connect an incoming item, it puts it in a triage queue for you to decide. Attribution never guesses: ambiguous contact details are not quietly attached to the wrong tenant.

Build an LTB file from the records already there

For a nonpayment issue, the case file brings together the derived ledger, linked documents and relevant interactions. N4 and L1 drafts draw their fillable facts from those records, and an export freezes a dated snapshot you can keep as the record of what was prepared. They are unsigned drafts, not a filing service: Propmo does not give legal advice, verify your information or guarantee current LTB compliance. See a rent increase before the window closes

Rent-increase planning uses the Ontario guideline percentage for the effective year and the 90-day N1 notice window. It can prepare the Form N1 details and a tenant-notice email for you to copy and review — it does not send either for you. To keep the list useful, notices appear only once they are within 30 days of eligibility.

Find a local professional when the job needs one

The marketplace is a directory of tradespeople and paralegals, plus a request-and-match flow based on the work and area you select. Replies can show a bid and estimated timing; those are display and sorting details, not a transaction in Propmo. When you connect, the arrangement is directly between you and the provider: Propmo takes no payment, books nothing and holds no deposit.

Meet Sam and Sally.

Sam, for maintenance coordination

Sam drafts the first maintenance message for your approval. Once you approve it, Sam sends a follow-up about every 24 hours through the tenant's preferred channel until a visit time is confirmed, then reports back. Sam makes sense of clear scheduling replies and answers practical access questions; Sam does not promise a repair, give legal advice or invent missing scheduling details.

Sally, for one property's numbers

Sally offers a short financial read or answers a question using that property's real numbers and issue summary. She does not invent a trend or an urgent problem, and she sends tenant messages, maintenance coordination and other non-financial questions back to Sam's side of the desk.

Your records are still yours to review. They just do not have to travel with you.
